This three-story, 58,000 SF medical office building houses primary outpatient and urgent care services, comprehensive imaging services, lab services, physical therapy, specialty services focused on chronic disease management, retail pharmacy and physicians’ offices. The facility also includes a three-level, pre-cast parking garage. During construction, the local DOT was widening an adjacent roadway, which challenged the construction team to secure consistent access to the site for employees and equipment. An especially rainy season presented challenges to roof installation. The design specified a durable, modified-bitumen roof system, whose raw components are very susceptible to water damage during processing. Another challenge stemmed from color-matching the poured concrete structure supporting pre-cast concrete panels on the parking garage.

Challenge met
Alberici’s construction team coordinated closely with DOT officials to build site entrances early from the roadway under construction, which allowed for employee parking, lay down space for large materials and machinery access. Based on rainfall and precipitation forecasts, the modified-bitumen roof components were protected from moisture and roof installation was re-sequenced following installation of interior components not vulnerable to moisture. Working with the pre-cast manufacturer, Alberici’s team crafted a custom concrete stain to match SSM Health’s branded pre-cast panels, delivering a cohesive brand appearance throughout the parking garage.
