  • Project Size:110,000 square feet
  • Contract Type:Design-Build

Alberici converted a 50-year-old manufacturing facility into its new corporate headquarters in St. Louis. The new headquarters, which earned LEED Platinum certification, is considered a model of sustainable design and construction practices.

The existing property contained a large, two-story metal fabrication facility. Alberici divided the facility by removing a 70-foot-wide, 485-foot-long section out of the middle, creating an outdoor courtyard between the two sides of the structure.

One side of the building was converted to a two-story, mezzanine-style office space. Operable glass windows and a clerestory glazing system provide open, sun-lit office space. The building’s south-side received a saw-tooth-shaped brick and glass addition allowing reorientation of the building to a true south exposure. Across the courtyard, the remaining building was converted to a multi-level, 303-car garage.

As part of the sustainable construction project, Alberici deconstructed and recycled a 60,000-square-foot office building on the site, diverting 97 percent of the demolished material from the landfill.

Extensive use of native prairie plants on site eliminates the need for an irrigation system. Walking trails give employees and visitors the opportunity to learn about nature or take a break in natural environment. In the prairie, Alberici erected a 65-kilowatt wind turbine capable of generating 20 percent of the building’s total energy needs.

Alberici also constructed two retention ponds to eliminate storm water runoff. A catchment system collects rainwater from the garage roof area. The rainwater is stored in a cistern, treated, then used for sewage conveyance, saving nearly 150,000 gallons of water per year.
